Common Water Heater Problems We Fix

Water Only Gets Warm — Not Hot
Lukewarm water is usually a sign your unit’s struggling. It could be sediment buildup, thermostat failure, or one of the heating elements going out. We’ll take a look and tell you if it’s worth fixing or if replacement makes more sense.
Pilot Light Keeps Going Out
Gas water heaters rely on a small flame to stay lit — and if it keeps going out, it’s often due to a dirty thermocouple, faulty gas control valve, or drafty utility space. We’ve fixed this problem in everything from tight utility closets to large basements.
Strange Noises (Popping, Banging, Sizzling)
Over time, mineral deposits (especially in areas with hard water like Millbrae and Hayward) build up in your tank. It sounds like your unit’s about to explode — but usually it just needs flushing or descaling.
Water Leaking from the Base
This is a red flag. Leaks from the bottom of the tank often mean internal failure or rust-through — and in most cases, the unit will need to be replaced. If we catch it early, we may be able to stop the leak before it causes floor damage.
Rusty or Discolored Hot Water
Brown or orange water out of your hot tap is usually a sign of rust inside your tank or failing anode rods. If your heater is older, this could mean corrosion is setting in.
Smelly Hot Water (Sulfur or Egg Smell)
This smell is typically caused by bacteria reacting with the anode rod inside the tank, especially in homes on well water or with softeners. We’ve treated this successfully with anode replacements or tank sanitizing — no need to panic.
Unit Over 10+ Years Old & Underperforming
